Architectural & engineering sync

Before we build, the drawings and the math have to match. The shape of the home and the strength of it have to line up — and the whole thing has to be permitted with the city. We coordinate the architect and the engineer so it's all ready to go.

What we line up for you

Start with the feeling you want — we'll shape the plan around it. These are directions to spark ideas; your finished project is built to your lot and your life.

Drawings

Clear plans that show exactly what gets built.

Structure

Engineering that proves the home will hold up safely.

Permits

City approvals handled so you're clear to build.

What's included

  • Design and structure lined up
  • Engineered to hold up safely
  • Permits submitted and tracked with the city
  • One point of contact for the whole team

Start to finish

From the first drawing to a permitted set of plans

Architectural & engineering sync stops where construction starts — the goal is a permitted, buildable set of plans, not a finished home. Here's what we actually do to line up the architect, the engineer, and the city, so the drawings and the math agree before a shovel goes in.

  1. 01

Sit-down planning with the architect & engineer

We get the architect and the structural engineer at the same table — or sit in between them — so the design and the structure agree from the first drawing, not the last revision.

  2. 02

On-site walkthroughs to measure & verify

We walk the lot and the existing structure to measure and verify what the drawings are based on — setbacks, slopes, and the existing conditions that decide what the engineering has to account for.

  3. 03

    Soil & geotech coordination

For hillside and coastal lots we coordinate the soils report and the geotech engineer — the foundation is only as good as what we know about the dirt under it.

  4. 04

    City & state permitting

We submit the full set — architectural, structural, and Title 24 energy — and track it through plan check until the city stamps it approved.

  5. 05

    Plan check responses & corrections

When the city comes back with corrections, we answer them the same week — not the same quarter — and close the permit so the job can start.

  6. 06

    Approved set ready to build

You end with a permitted, buildable set of plans — drawings, engineering, and approvals all lined up, ready for our crew to start.

Scope we handle

Architectural design coordination

We work with your architect or bring one in to draw the home around your life.

Structural engineering

Engineering that proves the home, addition, or ADU will hold up safely.

City permit processing

We submit, track, and answer plan check so you're cleared to build.

Soil & geotech reports

Hillside and coastal lots need the right foundation — we coordinate the report.

Plan check responses

When the city sends corrections, we answer them and close the permit.

Where we build in Orange County

We coordinate architects, engineers, and city plan check across Orange County — from Irvine and Newport Beach to Laguna Beach, where coastal and hillside lots draw a stricter permit review. We sit between the design and the city so the drawings, the structure, and the approvals all line up before a single shovel goes in.

Why homeowners trust us

  • 30+ years pulling and closing permits in Orange County cities
  • California CSLB License #957315
  • One point of contact for the whole design and build team
  • Approved plans in hand — clear to build

Not sure what you want?

A few questions to get you started

Most people don't have a finished plan yet — that's normal. Think through these while you look at the pictures above, then tell us where you land.

01

Do you already have drawings, or starting fresh?

Either is fine — we can pick up an existing set or start from a blank page.

02

Anything tricky about the lot?

Slope, soil, or an older structure can all affect the engineering.

03

How far along are you with the city?

Just exploring, or already in plan check? We'll meet you there.

04

What's your budget for design and permitting?

Design and permits are a real line item — we scope it to match your build budget.

How it works

From idea to handed over

01

We line it up

Architect and engineer work together so the plan and the structure agree.

02

We permit it

We submit to the city and answer the plan-check questions.

03

We're ready

Approved plans in hand — ready to build.

Backed by our 1-year build warranty

Per the board of contractors and our own standard, every new home we build is covered by a one-year warranty. If something we built isn't right in the first year, we come back and fix it — that's our promise on every ground-up build.

  • A full 1-year warranty on the workmanship and materials we install
  • If something we built fails in the first year, we come back and fix it — no charge
  • One in-house team to call — not a chain of subs to chase
  • Backed by 30+ years and California CSLB License #957315
