Service 03 — Fix · Seasonal Upkeep

Seasonal upkeep

A home needs check-ups. A couple of times a year we walk the property, inspect the roof and gutters, check seals and systems, and catch the small problems before they turn into big ones.

What a visit covers

Start with the feeling you want — we'll shape the plan around it. These are directions to spark ideas; your finished project is built to your lot and your life.

Roof & Gutters

Inspect, clear, and re-seal before the rain.

Decks & Seals

Re-seal decks and check exterior finishes.

Systems & Filters

HVAC filters, caulking, and the small stuff.

What's included

  • Roof and gutter inspection
  • Deck re-sealing and exterior checks
  • HVAC filter and system look-over
  • A short report of what to watch

How a visit works

From the first call to the cleanup

Here's what we actually do on a seasonal upkeep — from the first call to the cleanup — so there are no surprises and the same in-house crew that builds our custom homes shows up for the small stuff.

  1. 01

    Schedule the visit

We book a seasonal walk — spring before the dry season, fall before the rain — at the time of year each system most needs it.

  2. 02

    On-site walkthrough & inspection

We walk the whole property — roof, gutters, decks, seals, and systems — and inspect the parts a homeowner can't safely get to.

  3. 03

    Roof, gutters & drainage

We clear the gutters, check the roof and flashing, and make sure the water has a path away from the house before the rain arrives.

  4. 04

    Decks, sealers & exterior

We re-seal the deck, check the exterior caulk, and catch the paint and sealant failures before they let water in.

  5. 05

MEPS — HVAC, filters & systems

We swap the filters, check the HVAC, and look over the plumbing and electrical for the small failures that turn into big ones.

  6. 06

    Small repairs on the spot

Anything we can fix in the visit — a loose downspout, a failed caulk joint — we fix it then rather than add it to a list.

  7. 07

    Report & seasonal plan

We hand you a short report of what to watch, what to fix next, and what we caught before it became expensive.

Scope we handle

Re-seal and check exterior woodwork before it weathers.

HVAC & filter service

Filters, coils, and a system look-over, in season.

Pre-rain & pre-summer walkthrough

A seasonal walk that catches small problems early.

Where we build in Orange County

We run seasonal upkeep visits for homeowners across Orange County — pre-rain roof and gutter checks in Laguna Beach and Newport Beach, deck re-sealing in Irvine and Costa Mesa, and system check-ups in Laguna Hills. Two visits a year catch the small problems before they turn into the expensive ones.

Not sure what you want?

A few questions to get you started

Most people don't have a finished plan yet — that's normal. Think through these while you look at the pictures above, then tell us where you land.

01

When was the roof last looked at?

If you can't remember, it's time.

02

Any leaks, stains, or sticking doors lately?

Small signs point to bigger issues — catch them early.

03

Spring, fall, or both?

Two visits a year cover most California homes.

04

What's your budget for upkeep?

A yearly budget shapes whether we run one visit or two.
