Punch list cleanup
The last list before you move in or close escrow. Door alignments, paint touch-ups, sealants, and the small fixes a builder leaves behind. We clear the punch list so the home is truly finished.

How a visit works
From the first call to the cleanup
Here's what we actually do on a punch list cleanup — from the first call to the cleanup — so there are no surprises and the same in-house crew that builds our custom homes shows up for the small stuff.
- 01
Gather the punch list
You send the builder's list, the inspector's report, or we walk the house with you and write it ourselves — one list, every item, in order.
- 02
On-site walkthrough & verification
We walk the list on site, verify each item, and catch the ones nobody wrote down — the sticky drawer, the misaligned door, the caulk line that's wrong.
- 03
Permit close-out where needed
If a prior job left an open permit, we close it out as part of the punch list so escrow doesn't stall on a paperwork item.
- 04
Door, cabinet & hardware alignment
We align doors, adjust drawers, and set hardware right — the mechanical items that make a house feel finished instead of almost.
- 05
Caulk, sealant & waterproofing
We re-caulk and seal the wet areas — sinks, tubs, and showers — so the small gaps don't become the next repair.
- 06
MEPS touch-ups to code
Any electrical or plumbing the inspector flagged, we bring to code and clear in the same pass.
- 07
Drywall & paint touch-ups
We patch the nicks, sand the scuffs, and match the paint so the touch-ups disappear into the wall.
- 08
Final walkthrough & sign-off
We walk the list with you, check off every item, and hand over a home that's truly finished — ready for move-in or escrow close.
